Written scopes and line-item estimates before any work begins.

Yes. Our EPA lead-safe certification LFC-281 means we follow federal RRP (Renovation, Repair, and Painting) rules for containment, cleanup, and disposal on any home built before 1978. Many Maple Plain homes fall into that era, and we are equipped to handle them properly.

Common Questions Before Hiring NorBrook in Maple Plain, MN

How much does a full re-side cost in Maple Plain?

What warranty do I get?

What happens at the first appointment?

Do you work on homes with lead paint?

Do I need a permit for siding work?

Most full re-sides on a single-family home in Maple Plain take five to eight working days once materials arrive. Tear-off of old siding adds one to two days if the existing cladding is wood. Weather delays can push the schedule, and our project manager will communicate any changes the same day.

We provide a workmanship warranty on our labor, and the manufacturer's product warranty covers the material. Fiber cement products typically carry a 30-year non-prorated warranty, while vinyl varies by brand from 25 years to lifetime. We walk through warranty details at the estimate appointment so you know exactly what is covered.

Yes. The city of Maple Plain requires a building permit for a full re-side. We pull the permit, schedule the inspection, and handle the paperwork. You do not need to visit city hall.

One of our project managers visits your home, measures the exterior, inspects the existing siding condition, and discusses your material preferences. We take photos and notes, then deliver a written estimate within a few business days. There is no charge and no obligation.

How long does a siding project take?

For a standard rambler or split-level, our written estimates for vinyl typically fall between $8,000 and $13,000, and fiber cement runs $15,000 to $24,000. The exact number depends on wall area, trim details, and whether we need to address sheathing or moisture damage underneath. Your written estimate will confirm the price before any work begins.

Minnesota's commercial construction market is picking up speed. Industry sentiment across the state has been trending upward, with 34% of respondents projecting a positive outlook heading into the current cycle, a notable jump from 23% the prior year. That momentum means more business owners are breaking ground, and more are asking hard questions about who should handle the build.

Commercial Construction in Minnesota: What NorBrook Construction Does for You

We are NorBrook Construction, a licensed Minnesota general contractor (license BC80875) based in Maple Plain. We build commercial spaces across the Twin Cities metro and surrounding areas: retail buildouts, office renovations, mixed-use shells, warehouse conversions, and ground-up construction for small and mid-size businesses. Our clients are typically business owners, property investors, and franchise operators who need a contractor that communicates clearly and keeps the project on schedule.

Our co-founders, Robb Norling, Seth Norling, and Charlie Brookins, started this company to bring the same attention to detail we apply to custom homes into the commercial space. Every commercial project we take on gets a dedicated project manager who provides daily or weekly updates, depending on the phase. We don't disappear after the contract is signed. If you want to talk specifics, call us at 763-237-5114 or fill out our estimate request form.

We work throughout the following communities. [CONFIRM final list]

As a family-owned contractor, we know these neighborhoods: the lake homes around Minnetonka and Orono, the newer developments in Corcoran and Medina, and the established streets of Wayzata and Excelsior. That local knowledge shapes how we plan a project, from lot conditions and municipal review to the material choices that hold up in this climate.

Commercial Permitting in Minnesota

Permitting for commercial work in Minnesota is a different animal than residential. You're dealing with the State Building Code (administered through the Minnesota Department of Labor and Industry), and depending on where your project sits, you may also need to satisfy local municipal requirements that layer on top. Cities like Woodbury, for example, maintain specific commercial construction permitting processes that include site plan review, stormwater management approvals, and fire marshal signoff before a single footer gets poured.

Our crews handle the permitting coordination from the start. We pull mechanical, electrical, plumbing, and building permits as needed, and we schedule inspections around our sequencing so we're not sitting idle waiting for an inspector. In Minnesota, freeze-thaw cycles affect foundation work and site prep in ways that other states don't deal with. We plan our pours and excavation around frost depth requirements (42 inches minimum in most of the metro), and we factor in spring thaw delays when we build timelines for clients. That's not generic advice: it's how we actually schedule jobs from October through April.

The permit fees themselves vary by municipality and project scope. A straightforward tenant improvement in a suburb might run a few hundred dollars in permit costs, while a ground-up commercial build in Minneapolis could run several thousand. We walk clients through these costs during the estimate phase so there are no surprises.

Plan Review Timelines in Minnesota

Here's what catches most business owners off guard: plan review in Minnesota takes longer than they expect. Municipal plan review for a commercial project typically runs four to eight weeks, depending on the jurisdiction and the complexity of the submittal. Hennepin County communities tend to be on the longer end, especially if your project triggers a conditional use permit or a variance hearing.

We submit plan sets early and complete. That sounds obvious, but incomplete submittals are the single biggest reason plans get kicked back, and every resubmission can add two to four weeks. Our project managers coordinate with our architects and engineers to make sure structural calculations, energy code compliance documentation (Minnesota follows the 2021 IECC with state amendments), and accessibility requirements are all buttoned up before the package goes to the city.

For projects in smaller communities west of the metro, review times can be shorter: sometimes two to three weeks. We've built in places like Waconia, Delano, and Watertown where the building department is responsive and the review queue is short. That said, even a fast review doesn't help if the drawings aren't right. We invest the time upfront because construction employment demand in Minnesota remains strong, which means inspectors and reviewers are busy. Getting in line with a clean submittal is the best thing we can do for your timeline.

Material Installed Cost (per sq ft) Lifespan Maintenance Wind Rating NorBrook Recommendation
Vinyl (standard) $3.50 - $5.50 20 - 30 years Low: wash annually Good up to 110 mph Fine for shielded walls; avoid on west-facing exposures in Maple Plain
Insulated Vinyl $5.00 - $7.50 25 - 35 years Low: wash annually Better: up to 130 mph Good mid-range option for most Maple Plain homes
Fiber Cement (e.g., Hardie) $7.00 - $11.00 30 - 50 years Moderate: repaint every 10 - 15 years Excellent: rated for 150+ mph Our default recommendation for full re-sides
Engineered Wood (LP SmartSide) $6.00 - $9.00 25 - 40 years Moderate: repaint every 8 - 12 years Good: up to 130 mph Strong alternative where budget matters and wood look is preferred
Cedar (real wood) $8.00 - $12.00 30 - 50 years with upkeep High: stain/seal every 3 - 5 years Moderate Only for homeowners committed to ongoing maintenance

Why Business Owners Hire NorBrook Construction

We hold Minnesota residential building contractor license BC80875, verifiable through the Minnesota Department of Labor and Industry's online lookup tool. We also carry EPA lead-safe certification LFC-281, which is required for renovation work on buildings constructed before 1978. Plenty of commercial spaces in the Twin Cities fall into that pre-1978 category, especially older retail strips and downtown office buildings, so this certification matters more than people realize.

Co-founder Seth Norling holds OSHA 30 certification, and that safety-first approach filters down to every crew member on our jobsites. Robb Norling and Charlie Brookins round out the leadership team, and together the three of them review every project before we commit to a timeline and budget.

What sets us apart on the communication side: every NorBrook project gets a dedicated project manager. That person is your single point of contact, and they provide daily or weekly updates depending on where the project stands. You're never chasing down a subcontractor or wondering what happened this week. If you want to verify any of this or just ask a question, call 763-237-5114.

Every household is different, so we start with what you actually own and who counts on you, then build coverage around it.

Your Options Compared, and What We Recommend

Business owners building commercial space in Minnesota face real choices about construction methods and materials. The table below breaks down the most common approaches we discuss with clients.

Approach Typical Cost (per sq ft) Build Timeline Best For Weather Sensitivity NorBrook Recommendation
Wood Frame $150-$250 4-8 months Small retail, offices under 10,000 sq ft Moderate: rain and snow slow framing We recommend this for most small commercial projects. Cost-effective, fast to frame, and performs well with proper insulation for Minnesota winters.
Steel Frame $200-$350 6-12 months Warehouses, larger retail, mixed-use Low: steel erection handles cold well Best for open-span buildings or anything over 10,000 sq ft. Higher upfront cost but less maintenance long-term.
Concrete Tilt-Up $180-$300 5-10 months Industrial, big-box retail High: concrete pours need above-freezing temps Good value for large footprints, but Minnesota's short pour season can push timelines. We plan pours for May through October.
Pre-Engineered Metal $120-$200 3-6 months Storage, light industrial, auto shops Low Fastest and cheapest option. We recommend it when aesthetics aren't the priority and you need functional space quickly.

For most Minnesota business owners building under 10,000 square feet of commercial space, we default to wood frame construction. It gives you the best balance of cost, timeline, and design flexibility. The Minneapolis construction cost index has been climbing steadily, so keeping material costs in check without sacrificing quality is a real priority for our clients.

That said, if you're building a warehouse or an industrial flex space, steel frame or pre-engineered metal will serve you better in the long run. We'll walk you through the trade-offs during your estimate.

Common Questions Before Hiring NorBrook in Minnesota

How much does commercial construction cost in Minnesota?

Most small commercial projects we build fall between $150 and $350 per square foot, depending on the construction type, finishes, and site conditions. A basic warehouse shell sits at the low end; a finished medical office or restaurant kitchen pushes toward the high end. Your written estimate from us will confirm exact costs for your project.

How long does a typical commercial build take?

From permit submittal to final inspection, most of our commercial projects run five to ten months. Smaller tenant improvements can wrap in eight to twelve weeks. Minnesota weather is a real factor: we build winter delays into our schedules so you get an honest timeline, not an optimistic one that slips.

What areas do you serve?

We're based in Maple Plain and work throughout the Twin Cities metro and western suburbs. We've completed projects from Minneapolis and St. Paul out to communities like Waconia, Delano, and beyond. If you're within about an hour of Maple Plain, we can likely take on your project.

Are you licensed for commercial work?

Yes. We hold Minnesota contractor license BC80875, and we carry the insurance and bonding required for commercial projects. You can verify our license through the Minnesota DLI's online lookup. Minnesota's construction employment sector continues to grow, which means more contractors are entering the market, but not all of them carry proper licensing. Always verify.

What happens at the first meeting?

We visit your site or review your plans, discuss your budget and timeline goals, and talk through the permitting process for your specific municipality. There's no charge for this initial consultation. We follow up with a written estimate that breaks down costs by phase so you can see exactly where your money goes.

Do you handle the design and engineering too?

We coordinate with architects and engineers, but we don't employ them in-house. We have trusted partners we've worked with on dozens of projects, and we manage the entire design-build process so you're not juggling multiple contracts. The industrial market in the Minneapolis-St. Paul region has been shifting, and having a contractor who understands current demand patterns helps ensure your space is designed for what the market actually needs.

Every household is different, so we start with what you actually own and who counts on you, then build coverage around it.

What We Build

ABOUT THE AUTHOR

Seth Norling

Vice President

I've spent more than 12 years in the construction industry, and I've built my career around one idea: a project runs best when it's planned well and managed closely. As Vice President at NorBrook Construction, I focus on project management, planning, and execution — making sure every build moves forward efficiently, stays on budget, and meets the highest standards from the first meeting to the final walkthrough.

My background is rooted in both education and hands-on experience. I'm a graduate of the University of Minnesota with a degree in Commercial Construction Management, and I've spent the years since delivering projects through strong leadership and close collaboration with clients, crews, and partners. I've learned that clear communication is what keeps a project on track and a client confident, so it's something I never leave to chance.

NorBrook is a family business, and that changes how we work. When my dad, Robb, and I take on a custom home, an exterior remodel, or a commercial build, we treat it like it's our own — because our name is on it. My goal on every project is a successful outcome for the client: work done right, delivered on time and on budget, and built to a standard we're proud to stand behind.
