Written scopes and line-item estimates before any work begins.

Yes. Our EPA lead-safe certification LFC-281 means we follow federal RRP (Renovation, Repair, and Painting) rules for containment, cleanup, and disposal on any home built before 1978. Many Maple Plain homes fall into that era, and we are equipped to handle them properly.

Common Questions Before Hiring NorBrook in Maple Plain, MN

How much does a full re-side cost in Maple Plain?

What warranty do I get?

What happens at the first appointment?

Do you work on homes with lead paint?

Do I need a permit for siding work?

Most full re-sides on a single-family home in Maple Plain take five to eight working days once materials arrive. Tear-off of old siding adds one to two days if the existing cladding is wood. Weather delays can push the schedule, and our project manager will communicate any changes the same day.

We provide a workmanship warranty on our labor, and the manufacturer's product warranty covers the material. Fiber cement products typically carry a 30-year non-prorated warranty, while vinyl varies by brand from 25 years to lifetime. We walk through warranty details at the estimate appointment so you know exactly what is covered.

Yes. The city of Maple Plain requires a building permit for a full re-side. We pull the permit, schedule the inspection, and handle the paperwork. You do not need to visit city hall.

One of our project managers visits your home, measures the exterior, inspects the existing siding condition, and discusses your material preferences. We take photos and notes, then deliver a written estimate within a few business days. There is no charge and no obligation.

How long does a siding project take?

For a standard rambler or split-level, our written estimates for vinyl typically fall between $8,000 and $13,000, and fiber cement runs $15,000 to $24,000. The exact number depends on wall area, trim details, and whether we need to address sheathing or moisture damage underneath. Your written estimate will confirm the price before any work begins.

Minnesota's retail market is one of the tightest in the Upper Midwest, with vacancy rates holding at just 2.7% as of early 2025 - well below the 20-year average. That kind of demand means business owners are moving fast to lock down spaces, and the construction work to fill those spaces needs to keep pace.

Retail Construction in Minnesota: What NorBrook Construction Does for You

We build and renovate retail spaces across Minnesota. At NorBrook Construction, licensed under Minnesota residential building contractor license BC80875 and based in Maple Plain, we handle everything from full ground-up retail builds to interior build-outs, storefront installations, and tenant improvements. Our crews work with independent shop owners, franchise operators, medical retail tenants, and restaurateurs who need commercial space that functions well and opens on time.

The work we perform includes demolition of existing interiors, framing, electrical and plumbing coordination with licensed subs, HVAC rough-in, ADA-compliant restroom construction, storefront glazing systems, finish carpentry, and final punch lists. We assign a dedicated project manager to every retail job, and that person provides daily or weekly updates depending on the phase. If you're a business owner with a signed lease and a clock ticking, we're the crew that gets you open.

We work throughout the following communities. [CONFIRM final list]

As a family-owned contractor, we know these neighborhoods: the lake homes around Minnetonka and Orono, the newer developments in Corcoran and Medina, and the established streets of Wayzata and Excelsior. That local knowledge shapes how we plan a project, from lot conditions and municipal review to the material choices that hold up in this climate.

Retail Build-Outs on Lease Deadlines

Most of our retail clients come to us with a lease that's already signed and a rent clock that starts whether the space is ready or not. A typical lease in the Twin Cities metro gives tenants 60 to 90 days of free rent for build-out, and every day past that costs real money. That urgency shapes how we plan and execute these projects.

Our process starts with a pre-construction walkthrough before the lease is even finalized, when possible. We photograph the existing conditions, identify potential issues with the mechanical systems, and flag anything that could slow down permitting. Minnesota municipalities each have their own plan review timelines: Minneapolis can take three to four weeks for a commercial permit, while some western suburbs process in under two weeks. We submit plans early and build our schedule around the expected approval date.

Sequencing matters more than speed. We coordinate demolition and framing to happen simultaneously in different zones of the space, and we get our electrical and plumbing subs in during the rough-in phase rather than stacking trades sequentially. Minnesota's freeze-thaw cycles can also create surprises in older strip malls, where slab heaving or moisture intrusion shows up once you start opening walls. Our crews know to budget time for these discoveries because they're common in buildings that have gone through 30 or 40 Minnesota winters. The Twin Cities construction cost environment has been climbing, which makes efficient scheduling even more critical to keeping your project on budget.

Storefront Systems for Cold Climates

A storefront system in Minnesota isn't just about curb appeal. It's a thermal barrier that has to perform at minus 20 degrees and still look inviting to someone walking past in January. We install aluminum storefront framing with thermally broken profiles, which means the exterior aluminum is separated from the interior aluminum by a non-conductive material. Without that break, you get condensation streaming down the inside of your glass every cold morning, and eventually mold in the framing.

Glass selection is where most of the energy performance lives. We spec insulated glazing units with low-E coatings as our baseline, and for north-facing storefronts or spaces with high heating loads, we move to triple-pane units. The upfront cost difference is real: triple-pane runs roughly 30 to 40 percent more than double-pane. But for a Minnesota retail space that's going to run a furnace from October through April, the payback period is typically under six years.

We also pay close attention to the sill detail where the storefront meets the building envelope. Water management at that junction is critical because ice damming at the base of a storefront can force meltwater into the wall cavity. Our crews install a sloped sill pan with end dams and weep holes, tested before the glass goes in. That's a detail you won't see once the project is done, but it's the difference between a storefront that lasts 25 years and one that rots from the bottom up. The Minnesota Retailers Association tracks industry trends that consistently show energy costs as a top concern for brick-and-mortar operators, and proper storefront installation is one of the most direct ways to address it.

Why Business Owners Hire NorBrook Construction

We carry Minnesota residential building contractor license BC80875, which you can verify yourself through the Minnesota Department of Labor and Industry license lookup. We also hold EPA lead-safe certification LFC-281, required for any renovation work on structures built before 1978. A fair number of Minnesota's retail buildings, especially in older downtown corridors and first-ring suburbs, fall into that pre-1978 category, so this certification isn't optional for us: it's part of doing the work correctly.

Safety leadership comes from co-founder Seth Norling, who holds the OSHA 30 certification. That training covers hazard recognition, fall protection, scaffolding safety, and electrical safety at a depth that goes well beyond the basic OSHA 10 card. Seth founded NorBrook alongside his brother Robb Norling and Charlie Brookins, and the company operates out of Maple Plain.

Every retail project we take on gets a dedicated project manager. That person is your single point of contact, and they provide updates on a daily or weekly cadence depending on where the project stands. You're never chasing down information or wondering what happened today. If you want to talk to us directly, call 763-237-5114.

Your Options Compared, and What We Recommend

Retail construction in Minnesota involves real choices about materials and systems that affect both your upfront cost and your long-term operating expenses. Here's how the main options break down:

Component Option A Option B Option C NorBrook Recommendation
Storefront Glazing Standard double-pane Low-E double-pane Triple-pane insulated Low-E double-pane for most; triple-pane for north-facing or high-exposure storefronts
Interior Framing Wood stud Steel stud Hybrid (steel exterior walls, wood interior) Steel stud throughout: better dimensional stability in heated/cooled retail spaces
Flooring Polished concrete Luxury vinyl tile (LVT) Porcelain tile LVT for most retail: durable, warm underfoot, faster install, lower cost than porcelain
Ceiling System Exposed structure (painted deck) Suspended acoustic tile Drywall ceiling Suspended acoustic for retail with customer-facing service; exposed for trendy/casual concepts
HVAC Approach Rooftop unit (RTU) Split system VRF (variable refrigerant flow) RTU for spaces under 3,000 sq ft; VRF for larger or multi-zone retail

For most Minnesota retail build-outs under 3,000 square feet, we recommend steel stud framing, low-E double-pane storefront glazing, LVT flooring, and a rooftop HVAC unit. That combination balances cost, durability, and energy performance for our climate. If your space is larger or has unique heating and cooling demands, we'll walk through the VRF and triple-pane options during your estimate. The 2025 Twin Cities market forecast points to continued demand for well-built retail space, so investing in the right systems now pays off over the life of your lease.

Common Questions Before Hiring NorBrook in Minnesota

How much does a retail build-out cost in Minnesota?

Most retail build-outs we complete in the Twin Cities metro fall between $75 and $150 per square foot, depending on the scope. A basic open-floor retail space with minimal plumbing sits at the lower end, while a restaurant or salon with heavy MEP (mechanical, electrical, plumbing) work pushes toward the higher end. Your written estimate from us will confirm the exact number for your space.

How long does a typical retail construction project take?

A straightforward tenant improvement of 1,500 to 3,000 square feet usually takes six to ten weeks from permit approval to certificate of occupancy. More complex projects with custom millwork, commercial kitchen equipment, or structural modifications can run 12 to 16 weeks. We build your schedule around your lease timeline and flag any risks to that schedule before we start.

What areas of Minnesota do you serve?

We work throughout the Twin Cities metro and western suburbs, including Plymouth, Wayzata, Minnetonka, Eden Prairie, and surrounding communities. For projects outside the metro, we evaluate on a case-by-case basis. Call us at 763-237-5114 and we'll tell you straight away whether your location works.

What happens at the first appointment?

We walk your space with you, take measurements and photos, discuss your concept and budget range, and identify any existing conditions that could affect the project. There's no charge for this visit. Within about a week, you'll receive a written estimate with a line-item breakdown and a proposed schedule.

Do you handle permits and inspections?

Yes. We prepare and submit permit applications, coordinate all required inspections with the local building department, and manage the process through final certificate of occupancy. Minnesota municipalities each have their own inspection sequences, and our project managers know the specific requirements for each jurisdiction we work in.

What kind of warranty do you provide?

We stand behind our workmanship with a one-year warranty on labor. Materials carry their manufacturer warranties, which vary by product. If something we built isn't right, we come back and fix it. That's a straightforward commitment, and it's spelled out in your contract. Minnesota's retail industry leaders recognize the value of reliable construction partners, and we take that responsibility seriously.

What We Build

ABOUT THE AUTHOR

Seth Norling

Vice President

I've spent more than 12 years in the construction industry, and I've built my career around one idea: a project runs best when it's planned well and managed closely. As Vice President at NorBrook Construction, I focus on project management, planning, and execution — making sure every build moves forward efficiently, stays on budget, and meets the highest standards from the first meeting to the final walkthrough.

My background is rooted in both education and hands-on experience. I'm a graduate of the University of Minnesota with a degree in Commercial Construction Management, and I've spent the years since delivering projects through strong leadership and close collaboration with clients, crews, and partners. I've learned that clear communication is what keeps a project on track and a client confident, so it's something I never leave to chance.

NorBrook is a family business, and that changes how we work. When my dad, Robb, and I take on a custom home, an exterior remodel, or a commercial build, we treat it like it's our own — because our name is on it. My goal on every project is a successful outcome for the client: work done right, delivered on time and on budget, and built to a standard we're proud to stand behind.
