Most lake home sites in Minnesota are not served by municipal sewer, which means your build lives or dies by the septic design. Minnesota Pollution Control Agency (MPCA) rules require a compliant individual sewage treatment system (ISTS), and the type you need depends on your soil conditions, lot size, and proximity to the lake. A standard gravity-fed drainfield works on sandy, well-drained soils, but many lakeside lots have high water tables or heavy clay that require a mound system or, in some cases, an advanced treatment unit with UV disinfection.
We coordinate with licensed septic designers early in the process, usually before we finalize the home's footprint. The reason is simple: the septic system's location and size can dictate where the house sits on the lot. If you have a Type IV system requirement, you're looking at a significant footprint for the mound alone, and it needs to be set back from both the well and the lake. Our project managers make sure the well driller, septic designer, and our foundation crew are all working from the same site plan so nothing conflicts.
