Written scopes and line-item estimates before any work begins.
Yes. Our EPA lead-safe certification LFC-281 means we follow federal RRP (Renovation, Repair, and Painting) rules for containment, cleanup, and disposal on any home built before 1978. Many Maple Plain homes fall into that era, and we are equipped to handle them properly.
Common Questions Before Hiring NorBrook in Maple Plain, MN
How much does a full re-side cost in Maple Plain?
What warranty do I get?
What happens at the first appointment?
Do you work on homes with lead paint?
Do I need a permit for siding work?
Most full re-sides on a single-family home in Maple Plain take five to eight working days once materials arrive. Tear-off of old siding adds one to two days if the existing cladding is wood. Weather delays can push the schedule, and our project manager will communicate any changes the same day.
We provide a workmanship warranty on our labor, and the manufacturer's product warranty covers the material. Fiber cement products typically carry a 30-year non-prorated warranty, while vinyl varies by brand from 25 years to lifetime. We walk through warranty details at the estimate appointment so you know exactly what is covered.
Yes. The city of Maple Plain requires a building permit for a full re-side. We pull the permit, schedule the inspection, and handle the paperwork. You do not need to visit city hall.
One of our project managers visits your home, measures the exterior, inspects the existing siding condition, and discusses your material preferences. We take photos and notes, then deliver a written estimate within a few business days. There is no charge and no obligation.
How long does a siding project take?
For a standard rambler or split-level, our written estimates for vinyl typically fall between $8,000 and $13,000, and fiber cement runs $15,000 to $24,000. The exact number depends on wall area, trim details, and whether we need to address sheathing or moisture damage underneath. Your written estimate will confirm the price before any work begins.
Most Minnesota businesses looking to reconfigure their workspace need a contractor who understands commercial tenant improvements from permitting through final punch list. An office build-out contractor in Minnesota handles everything from demolition of existing layouts to framing, electrical, HVAC modifications, and finish work, and the typical project runs anywhere from six weeks to four months depending on scope and building age.
We're NorBrook Construction, and this is exactly the kind of work we do. Based in Maple Plain and holding Minnesota residential building contractor license BC80875, we partner with business owners across the metro and beyond to transform raw or outdated commercial spaces into functional, finished offices. Our crews handle space planning, wall construction, flooring, lighting, and millwork for tenants moving into new leases, owners renovating existing buildings, and growing companies that simply need more room.
Office Build-Out Contractor in Minnesota: What NorBrook Construction Does for You
We build offices. That's the short version. The longer version is that we take a lease or an owned commercial space and turn it into the exact environment your team needs: private offices, open bullpens, conference rooms, break areas, reception desks, server closets, and everything in between.
Our typical clients fall into a few buckets. Small and mid-size businesses signing a new lease in a Class A or B building who need the space customized before move-in. Owners of standalone commercial properties who want to modernize aging interiors. Professional firms (law, accounting, medical) that need specific room configurations and sound isolation. We also work with landlords who want to build out spec suites to attract tenants, since properties with diverse amenities and updated spaces are seeing roughly 12% higher demand than standard, unrenovated offices.
Every project gets a dedicated project manager from our team who provides daily or weekly updates depending on the phase. You always know where things stand.

We work throughout the following communities. [CONFIRM final list]
As a family-owned contractor, we know these neighborhoods: the lake homes around Minnetonka and Orono, the newer developments in Corcoran and Medina, and the established streets of Wayzata and Excelsior. That local knowledge shapes how we plan a project, from lot conditions and municipal review to the material choices that hold up in this climate.

Office Space Planning in Minnesota
Space planning is where an office build-out either succeeds or falls apart, and Minnesota's building stock creates specific challenges that generic plans don't account for. Many commercial buildings in the Twin Cities metro date to the 1970s and 1980s, which means our crews regularly encounter asbestos tile, outdated electrical panels with limited capacity, and HVAC systems that weren't designed for modern open-plan layouts. Before we frame a single wall, we walk the space with our project manager and document existing mechanicals, ceiling heights, window placements, and structural columns that can't move.
Our planning process starts with your headcount and workflow. How many private offices versus shared desks? Do you need a dedicated conference room, or will a flexible meeting area work? Where does the server rack go relative to the HVAC return so it doesn't overheat in July? Minnesota's climate matters here: buildings in the metro experience temperature swings of over 100 degrees across the year, and that affects where we place workstations relative to exterior walls and windows. We've seen too many build-outs where desks end up against poorly insulated curtain walls, and employees freeze from November through March.
The Class A office market in Minneapolis is outperforming older building stock, and one reason is that newer buildings give contractors more flexibility in space planning. But we work in both: older buildings just require more upfront investigation and sometimes creative solutions for routing ductwork or upgrading electrical service.

Demising and Sound Walls
If you're sharing a floor with another tenant, demising walls are non-negotiable, and they're one of the most misunderstood elements of a commercial build-out. A demising wall separates your leased space from the adjacent tenant's space and runs from the finished floor all the way to the underside of the structural deck above, not just to the drop ceiling. This distinction matters because stopping at the ceiling grid leaves a massive gap for sound, smoke, and even pest migration between suites.
Our crews build demising walls with steel studs (typically 3-5/8" or 6" depending on the span), multiple layers of 5/8" Type X gypsum board for fire rating, and mineral wool insulation for sound attenuation. Minnesota building code requires a minimum one-hour fire rating for most demising assemblies in commercial occupancies, and we typically aim for STC 50 or higher on the sound rating. That means your neighbor's speakerphone calls stay on their side of the wall.
Sound walls within your own suite follow a similar logic but with more flexibility. Conference rooms, HR offices, and any space where private conversations happen get insulated wall cavities and acoustical sealant at every penetration. The catch is that sound travels through the weakest point: a perfectly built wall means nothing if there's a two-inch gap above the ceiling tiles or an unsealed electrical box. We seal every penetration, every time. Trends in modern office design emphasize both collaboration and acoustic privacy, and getting the wall assemblies right is how you actually deliver both.

Why Business Owners Hire NorBrook Construction
We get this question in almost every initial meeting, and we answer it with specifics rather than slogans.
We hold Minnesota residential building contractor license BC80875, which you can verify yourself through the Minnesota Department of Labor and Industry license lookup. We carry EPA lead-safe certification LFC-281, which is required for renovation work on any structure built before 1978. That certification matters more often than people expect: plenty of commercial buildings in the Twin Cities were constructed in the 1960s and 1970s, and disturbing lead paint without proper containment is both illegal and dangerous.
Our co-founder Seth Norling holds OSHA 30 certification, which means our job sites follow federal safety standards from day one. Seth, along with his brother Robb Norling and Charlie Brookins, founded NorBrook with a straightforward idea: treat every project like it's your own building. We're based in Maple Plain, and our crews work throughout the western metro and surrounding areas.
Every office build-out we take on gets a dedicated project manager who serves as your single point of contact. You get daily updates during active construction phases and weekly summaries during planning and procurement. If you want to talk scope, timeline, or budget before anything else, call us at 763-237-5114.

Your Options Compared, and What We Recommend
Business owners planning an office build-out in Minnesota typically weigh three broad approaches. Here's how they compare in practice:
| Approach | Typical Cost (per sq ft) | Timeline | Best For | NorBrook Recommendation |
|---|---|---|---|---|
| Cosmetic refresh (paint, carpet, lighting) | $15-$35 | 2-4 weeks | Short-term leases, budget-conscious tenants | Good if you're in a 2-3 year lease and the layout already works. We recommend upgrading lighting to LED at minimum since it pays for itself in energy savings within 18 months. |
| Partial build-out (new walls, some electrical, ceiling grid) | $40-$80 | 4-8 weeks | Growing teams that need a few private offices or a conference room added | Our default recommendation for most Minnesota tenants. Gives you real customization without gutting the space. We focus on sound isolation and electrical capacity for future growth. |
| Full gut and build-out (demolition to studs, new mechanical, all finishes) | $85-$150+ | 8-16 weeks | Owner-occupied buildings, long-term leases (7+ years), specialized uses like medical or legal | Worth the investment if you own the building or have a long lease. We sequence mechanical rough-ins first to avoid costly rework later. |
For most Minnesota businesses signing a five-year lease in an existing Class A or B building, we recommend the partial build-out. It gives you control over your layout, proper sound walls where you need them, and updated electrical and data infrastructure without the cost and disruption of a full gut. The key is choosing a contractor who understands the specific scope and doesn't over-build or under-build for your lease term.

Common Questions Before Hiring NorBrook in Minnesota
How much does an office build-out cost in Minnesota?
Most projects we handle fall between $40 and $120 per square foot depending on scope, finishes, and mechanical work required. A 2,000-square-foot partial build-out typically lands in the $80,000 to $160,000 range. Your written estimate from us will confirm exact costs after we walk the space and review your lease requirements.
How long will my office build-out take?
A straightforward build-out with new walls, flooring, and lighting in a 1,500- to 3,000-square-foot space usually takes four to eight weeks from demolition to move-in. Full gut renovations or spaces requiring significant mechanical work can run 10 to 16 weeks. We build the schedule around your target move-in date and work backward from there.
What areas in Minnesota do you serve?
We're based in Maple Plain and our crews regularly work throughout the western Twin Cities metro, including Plymouth, Wayzata, Minnetonka, Eden Prairie, and surrounding communities. For larger commercial projects, we'll travel farther. Call us at 763-237-5114 to confirm we can reach your building.
Do I need a permit for an office build-out?
Almost always, yes. Any work involving new walls, electrical circuits, plumbing, or HVAC modifications requires permits in Minnesota. We pull all necessary permits and schedule inspections as part of our scope. You don't need to visit city hall yourself.
What happens at the first meeting?
We walk your space together, discuss your layout needs, review your lease to understand landlord requirements and tenant improvement allowances, and take measurements. Within about a week, you'll receive a written estimate with a detailed scope of work. There's no cost for that initial visit and estimate.
Do you handle the design, or do I need an architect?
For straightforward office layouts, our team handles the space planning and construction drawings. If your project requires stamped architectural drawings (some municipalities and landlords require them), we coordinate with a licensed architect. Large-scale projects with complex structural or mechanical requirements benefit from early architect involvement, and we'll tell you upfront if that's the case.

What We Build
ABOUT THE AUTHOR
Seth Norling
Vice President
I've spent more than 12 years in the construction industry, and I've built my career around one idea: a project runs best when it's planned well and managed closely. As Vice President at NorBrook Construction, I focus on project management, planning, and execution — making sure every build moves forward efficiently, stays on budget, and meets the highest standards from the first meeting to the final walkthrough.
My background is rooted in both education and hands-on experience. I'm a graduate of the University of Minnesota with a degree in Commercial Construction Management, and I've spent the years since delivering projects through strong leadership and close collaboration with clients, crews, and partners. I've learned that clear communication is what keeps a project on track and a client confident, so it's something I never leave to chance.
NorBrook is a family business, and that changes how we work. When my dad, Robb, and I take on a custom home, an exterior remodel, or a commercial build, we treat it like it's our own — because our name is on it. My goal on every project is a successful outcome for the client: work done right, delivered on time and on budget, and built to a standard we're proud to stand behind.
